I was introduced by online investors to Golden Money Tree.  At first, I thought it was just another forex forum, until I read into it.  I was impressed that they provide two awesome basic trading systems that mitigate risks:&lt;br /&gt;&lt;br /&gt;1. 100 % hedge on GBP/JPY with two brokers&lt;br /&gt;2. GMT trade with GBP/JPY and CHF/JPY on a single account.&lt;br /&gt;3. Piggy trades (i.e. lay a grid)&lt;br /&gt;&lt;br /&gt;First two systems aim to yield interests payments while holding hedging positions. By living in one of the units, I save myself a bundle in taxes, expenses, and get steady appreciation as well.&lt;br /&gt;&lt;br /&gt;Without paying any mortgage myself, I take my money that I would have paid as rents or mortgage, and I went on to look for other interesting opportunities, creating a portfolio of funds in sharebuilder, hyip funds, managed accounts, and self trading activities.&lt;br /&gt;&lt;br /&gt;A big chunk of my portfolio heavily uses equity from the property to generate additional income to pay for HELOC to finance these funds and unusual investment opportunities. Of course, my income from my job is the guarantor of the loan!&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;2nd Lien Notes&lt;/span&gt;&lt;br /&gt;One of my core portfolio components is the allocation of my money into investment property and 2nd lien mortgage notes. I'm essentially taking a loan out, fix it at a low rate (used to be 6%) and relending to well established builders on a 2nd lien position in hot areas on the west coast. A company called EquitySource puts together packages of loan note and takes care of money collection, loan maintenance, legals, and most importantly provide me with monthly interests. The proceeds pay down the HELOC.&lt;br /&gt;&lt;br /&gt;If you are interested in these mortgage note program, let me know. You are entrusting your hard earned cash to programs and to traders without ANY real identity, license or track records.  The best way is to do some due diligence, or trust others to do it for you.  Find programs that are willing to be audited or discluse some sort of trading statements.  Stick to the key core programs and stay away from impossible programs.&lt;br /&gt;&lt;br /&gt;I try to stick to core programs that has been around for a number of years.&lt;br /&gt;Unfortunately, even the rock solid programs got its own issues. Man... it was in bad shape. I had to replace leaky faucets, put in new carpets, crawl into attic, lift heavy items, and clean up the yard....  The place needed alot of TLC, so needles to say, I burned up a  number of weekends after having long work week.&lt;br /&gt;&lt;br /&gt;Four years later, the effort paid off. My equity nearly doubled, I then refinanced the mortgage to interests only loan so that my tenants pay for all the mortgage... and I live for free.&lt;br /&gt;&lt;br /&gt;Now, I'm leveraging the equity to buy into various interesting investments such as&lt;br /&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;Second Lien mortgage notes, paying a nice 14% yearly&lt;/li&gt;&lt;li&gt;Taking the interests, I have been dispersing small amounts on the hyip investments&lt;/li&gt;&lt;li&gt;Savings from paying no mortage, rental income, and tax deductions enable me to heavily invest into ETF via sharebuilder&lt;/li&gt;&lt;li&gt;From this source of fund, I was able to leverage into various investment vehicle.
